Should I buy a macbook pro?
First computer was a packard bell on win 95.
Rolled with windows through 98, 2000, XP, Vista, 7, 8?, 10, and now 11.
It's now intolerable. I have 16gb ram, but 80% memory full running just chrome and slack.
After being an android fanboy for years (custom roms and all), I switched to the usb c iPhone 15.
Painful to admit, but just exponentially better than any android phone I'd had, including the pixels.
Potential alternative is @FrameworkPuter or sucking it up and forking more money to dell

I don’t pull permits on my flips.
On the SPD in GA, there’s a question that asks if permits were not pulled when work done required them.
I mark Yes, explain what was done, and tell the buyer’s agent we do quality renovations.
Every time I’ve had to do this, no issues.
Here’s my thinking:
Pulling permits means bringing things up to code. That costs more money AND increases holding costs while you wait on inspectors at every stage.
Worst case? Someone tattles on me, stop work order, pay the small fine, then pull the permit.
I’m going my route every time.
Caveat: I would not do this when doing additions that are obvious from the street or flipping in historic districts.
Disclaimer: laws vary drastically state-to-state and city-to-city. Do your due diligence before running this approach. Just sharing what works in my market.

I have paid over $10B in taxes in a single year, more than anyone in history.
If I exercise and sell stock options, the combined federal and state income tax is ~45% (I still pay California taxes for every day I spend there).
Then there is another 40% tax paid on my estate when I die.
Overall, I will probably end up paying trillions in taxes.

I just left Sprouts. They have to be insane there. Rotting apples, among other produce that I wouldn't eat. I asked the produce man if they had any FRESH apples in the back. He said no, and wanted to see the apples I said were rotten. He looked at them and said "Do you know how hard it is to keep removing the bad fruit here?" I said at $8.99 for apples, he should make it his priority!

@abc15 The schools have literally no control of anything. They are afraid of looking like racists so they do nothing to protect your child. Take your kids out immediately.

Went to grab a building permit yesterday in a town I barely work in… and the size of the building department left me speechless.
This is one of the biggest municipal buildings I’ve ever seen in the entire area — and it only serves ~22,000 residents across 32 square miles.
If you’re wondering why local governments are always broke… this is your answer. Massive overhead, endless offices, and zero restraint.
Government bloat on full display.

Some thoughts on Income inequality.
Caveat: First off we are not all the same. Some people will have a capacity to earn more, some less. The people I most admire are not wealthy monetarily.
But… the gap seems to be widening with a shrinking middle class. This is a bummer.
Why? Here’s one of the reasons:
We’ll use farming as an example. What if a certain crop (Mog berries) sell for 10x other crops?
Free market capitalism: The next year every farmer plants Mog berries and it becomes worth less quickly, but now everyone can afford it. only a few farmers made excessive profit.
Corporatist capitalism: What if nobody can legally buy the Mog berry seeds? The government controls who can grow it and will jail anyone who tries?
Then for those few lucky mog farmers they get rich and donate to politicians to make more rules to keep it protected and only for them. Poor people cannot afford to eat mog berries due to the artificial supply constraints.
The populace are told mog berries are very dangerous to grow and the regulations are for their safety. The people simply agree and the grift goes on.
The mog farmers start to buy all the land and soon own most of the assets. They then go do it again and again and again…
In your mind….What are the mog berries ?
