Appraisal waivers allowed for up to 90% LTV and a waiver with an inspection will be allowed for purchases up to a 97% LTV. Many decisions being made against appraisers these days reducing volume, increasing scrutiny, and misplaced accusations. Need @AI_National to step up.

There should be evidence showing that the 'cause' of the low appraisal was because of the color of the person's skin. That is all we appraisers ask. There is a lot of fear among our most ethical appraisers that they are going to get swept up in this.

I endorse. Locally in the Pacific Northwest this seems like a good solution. Unfortunately, there have been a couple of developments in Bellingham that haven't sold as fast as one would think.

How do we solve America's housing crisis? The pragmatic answer is townhouses. Yes, we need more apartments and condos. But the reality is the US has built almost no condos since 2009. And apartments are good, but they're rentals. Townhouses are a smart solution in many suburbs. Builders like them. Buyers like them. They're more affordable. And there isn't as much "NIMBY" opposition since they look similar to traditional single family. What's interesting is townhouses are no longer just seen as "starter homes." As US family sizes are shrinking, a townhouse offers a better size (and value) than a "McMansion."

This property in Downtown Bellingham seems like a pretty good deal at $500k. Maybe there is a catch though. It is at 110 Unity Street with a 3,900-SF Building and 6,625-SF site.

Work for yourself
no CC debt
buy real estate early and often and hold for 30 years
work really hard
automate your monthly stock investing so you dont have to think about it
keep living expenses low
only buy used cars with cash
dont try to keep up with the joneses
someone always has more than you or less than you, so dont compare if you can help it, only see if you are making progress
have a can-do attitude
Limit TV during the day
be generous, donate time/money to good causes
be thoughtful
learn about other cultures
Travel to see how others live and gain life experience
Be your best self so you can find the best mate to marry
