You cannot have a stay-at-home wife in a top-20 American city unless you're making $500,000 a year. You need to compensate for her lack of income, her retirement, her social security, and what happens when she divorces you. The nuclear family math doesn't work in 2026 and it's not coming back.

@jonbrooks I'm a perfect example. My 3 Gen Z kids are gown and flown. I have very little use for a 5/2.5 bath, 2,800 Sq ft home with an additional 1500 Sq ft basement. I'm 48 with 4 years left on the mortgage. The house is more than my wife and I need but why would I sell it?

The U.S. housing market is frozen. Just 2.8% of homes changed hands in the first 9 months of 2025 — the lowest in 30+ years. Why? Over 70% of homeowners are locked into sub-5% mortgages. Few are selling. Buyers can’t afford to buy. Stalemate.

@jonbrooks It's been 4 years now of Resale Residential sales in the 4 million range and I expect it to be that way for years to come. Homeowners have no reason to sell other than a major life event.

@jonbrooks Anyone with two brain cells knew transaction volume would be destroyed. The sudden jolt from 3% to 6% in 22 is the reason for Stagnation in transaction volume.

@jonbrooks This was the obvious out come after the Federal Reserve kept the Fed Rate at zero for to long while ignoring inflation that was skyrocketing. They should have started raising the Fed Rate in Jan 21 when Covid was all but over.
