$485k in the S&P500 August 2012 till today would be $2.73mil. No expenses like renovations, maintenance, taxes, insurance, no need to deal with contractors or really anyone. No closing fee or broker fee when you sell and way more liquid. Also I doubt you’ll get the same returns if you buy real estate today in one of the big cities and sell in 12 years. So yea your money today will do better elsewhere than real estate.
