@MultifamilyMad @groundfloor_com Alphaflow is a wholesale version of this. Went under. After too much time (though tiny money) on Prosper and Lending Club i’m dubious. People figure out how to game the system. You lose. Investigate what happens if platforms go bankrupt. Epic disaster.

Tried my hand at @groundfloor_com . Basically a hard-money middle man. You can borrow hard money for fix-n-flips or BRRRRs or you can invest as a hard money lender to those borrowing. The platform has a nice interface but seems to stop there. Investments make sense in theory but basically all of my "test investments" (capital that could light on fire and I would not care to see if I liked the platform) are now in default or about to be. I imagine that a platform like this is going to continue to struggle as interest rates are probably killing most of these deals bought when rates were around 3%. They also are not charging high enough interest rates from the borrowers on their new investments to make the risk of the investment attractive enough. 10% and 11% returns (what they are currently offering investors) for hard money was pricing when interest rates were 3% and 4%. Now that interest rates are 6% or 7%, this platform needs to charge its borrowers interest in the high teens to make it work. Anyone else invest with GroundFloor? Would love to hear your opinions!
