Of all the irrational phenomenons that unfolded the last few yrs in commercial real estate, here’s the nuttiest: A Starbucks building became a 5% CAP whether in Beverly Hills or Flint Evaluating actual deal risk became irrelevant somewhere along the way. Will be consequences.

@MultifamilyMark Oof. Doesn’t hurt to send over the updated numbers but getting D&E is going to be difficult. Debt: FCL is going to take most lenders off the table except for high interest full recourse bridge….which leads into Equity…

Asking for a friend. Let’s say you just got foreclosed on by your lender. You lost 7-figures in EMD late last year because you couldn’t raise equity on a deal. This week, you decide to call the broker for updated financials on said deal. What’s the probability you can secure financials, let alone debt and equity?

I had such a great call with a CA-based investor looking to really get it right in terms of investing in NNN. Very thoughtful in terms of his approach, how he'd look at deals, etc. Despite not being on a trade, it makes you def want to work with these types of investors.
