The habit I am most proud of and that has had the biggest impact in my life is exercising 30+ minutes every day. Currently on a 271 day streak.

@rohindhar You have to offset that high ordinary income somehow! Fully depreciating short term rentals seems as good a means as any, especially if you already have the muscle. An impressive operation, all taken together!

The federal tax code has someone rekindled my interest in investing in new vacation rentals (maybe), so it’s interesting to note how much easier it is to evaluate a short term rental / airbnb vs a home for a primary residence in San Francisco With an Airbnb, you are just calculating what its revenue will be on the Airbnb algorithm, which is purely a function of the location and features. You don’t have to know much else and can evaluate homes anywhere in the country pretty easily using the same methodology and then layering in an understanding of the local regulations But being a real estate agent in San Francisco, it’s a more challenging matching problem to take people’s preferences for a primary residence home (which are amorphous and hard to quantity and often not revealed until seeing real estate in person) and match it with a home for sale You’re matching their hopes, dreams, commutes, budgets, vagaries of daily life, desire to entertain, desire to host guests, bedroom layout etc with whatever random house appears to be for sale in SF at the moment to see if it happens to fit This matching problem between what people want and what's for sale is I think the most interesting problem in residential real estate. Or maybe just in SF because all the homes are so different Often times a "very good house" comes up in SF, but it doesn't match what one of my 3-5 active buyer clients are looking for. So for me as an agent, it gets discarded. But it would fit what someone else is looking for very well

Everyone thinks self driving cars will enable people to live further from cities and have a peaceful “super commute” But what if they just make living in cities better? San Francisco subreddit: “As a pedestrian, self driving cars are a blessing”

This is my favorite climate change chart. Japanese monks, aristocrats, and emperors kept meticulous records of cherry blossom festivals for 1,200 years and accidentally built the world's longest climate dataset.

Just finished reading Children of Time by Adrian Tchaikovsky Was a bit more about spiders than I was anticipating, but has to be one of the best contemporary science fiction novels I’ve read😅 Anyone have any other recommendations for recently written sci-fi (say written in the last 20 years)?

Farmer pays $5–$8 per cow per month. A New Zealand company puts a solar-powered smart collar on cows. It tracks location 24/7, health, temperature, chewing activity, breeding. Farmer just opens a simple app and draws a line on the map. That line becomes the fence. As cows approach the boundary, the collar beeps and vibrates. With one tap, the whole herd moves to fresh grass or the milking shed. No physical fences. Less labor. Huge cost savings for farmer. Already on 700k cows across New Zealand, Australia, and the US. and now in talks to raise at a $2B valuation led by Peter Thiel.

JUST IN: AI cow collar startup Halter raises at $2,000,000,000.00 valuation, uses proprietary “cowgorithm” to herd cattle.

Pleased to share my latest transaction as a San Francisco real estate agent! I represented the buyers on the off-market purchase one of the best houses I’ve ever seen in Potrero Hill at the “top of the hill” Featuring stunning views of the bay bridge, the city skyline, and bay, the home also has a flat backyard that backs up to the modern living room and open kitchen. Was fully renovated in 2018 The home is 4 bedrooms, 3 baths and two car garage parking with EV charger. This is the best house that’s come up for sale that’s in any proximity to the offices of the major the AI companies in the last two years The purchase price was $4.6MM Despite it being off market, there was quite a lot of competition for the home. And to put it mildly, it took an insane amount of execution by my clients to win, with an assist from me 😅 Major major congratulations to my clients Rohin Dhar, San Francisco real estate agent at your service! Please get in touch if I can help you with your home purchase in San Francisco 🙏

Inner circle of hell.
New York Magazine@NYMag

Parents have complained for decades that getting into an elite independent school in Manhattan is harder than getting into Harvard; for the wealthy parents who are competing to spend about $70,000 a year, it’s an infamously complicated and time-intensive game of tutoring and networking that involves preschoolers sitting for assessments and “interviews” just before nap time. But the February 2026 notification week for children who applied to kindergartens in the city was more brutal than expected. All month long, in Facebook groups like “Moms of the Upper East Side” and “UES Mommas,” parents of 4- and 5-year-olds had been venting about misguided expectations as they came to terms with getting wait-listed and rejected at the schools where they genuinely believed their children would soon enroll. “Any other moms feeling disappointed in the private school results today?” asked one mother who struck out in the process. A steady stream of commiseration filled the comments section. “So much hard work and time put in for a disappointing outcome.” “Many tears have been shed,” wrote another. “Not sure how to proceed.” “Confused as to who got in,” added one well-connected observer. Another parent wrote, “It’s a bloodbath this year.” Matt Stieb reports on why admissions to New York’s private kindergartens was unusually competitive this cycle: nymag.visitlink.me/WqTLzK

Secretary of War Pete Hegseth
This week, Anthropic delivered a master class in arrogance and betrayal as well as a textbook case of how not to do business with the United States Government or the Pentagon. Our position has never wavered and will never waver: the Department of War must have full, unrestricted access to Anthropic’s models for every LAWFUL purpose in defense of the Republic. Instead, @AnthropicAI and its CEO @DarioAmodei, have chosen duplicity. Cloaked in the sanctimonious rhetoric of “effective altruism,” they have attempted to strong-arm the United States military into submission - a cowardly act of corporate virtue-signaling that places Silicon Valley ideology above American lives. The Terms of Service of Anthropic’s defective altruism will never outweigh the safety, the readiness, or the lives of American troops on the battlefield. Their true objective is unmistakable: to seize veto power over the operational decisions of the United States military. That is unacceptable. As President Trump stated on Truth Social, the Commander-in-Chief and the American people alone will determine the destiny of our armed forces, not unelected tech executives. Anthropic’s stance is fundamentally incompatible with American principles. Their relationship with the United States Armed Forces and the Federal Government has therefore been permanently altered. In conjunction with the President's directive for the Federal Government to cease all use of Anthropic's technology, I am directing the Department of War to designate Anthropic a Supply-Chain Risk to National Security. Effective immediately, no contractor, supplier, or partner that does business with the United States military may conduct any commercial activity with Anthropic. Anthropic will continue to provide the Department of War its services for a period of no more than six months to allow for a seamless transition to a better and more patriotic service. America’s warfighters will never be held hostage by the ideological whims of Big Tech. This decision is final.
