@moving_charlie I get that but at the same time the yield has went from 6-7 to 12% to be honest it’s probably a wash. Interest rates will go down house prices will go up the government will tax me I imagine a wash. Since the late 90’s to 2006 property is boring it’s an income investment.

If your house PRICE hasn’t risen at least 37% since 2020, then your house VALUE has contracted. It’s worth less now than it was then. I’m trying to show that homes are no longer the sound financial investments they have been for the preceding 40 years. But a home is priceless.
