Here are the counties in America that are "undervalued" in terms of home prices to income. Manhattan - 25% undervalued Bronx - 22% DC - 18% New Orelans - 11% San Francisco- 11% Queens - 5% Brooklyn - 4% Chicago - 3% Boston - 2% All legacy, big city housing markets for most part. They struggled during pandemic and lost people. But now they could be in for a turn-around. Real estate is the cheapest it's been in these areas in decades.

Today's edition of "Is Housing Speculative?", check out this new construction rental bought 2 weeks ago: -Purchase price: $714K. $300K down, mtg at $414K -Mortgage, taxes, insurance: ~$3780/month -Rent: $3095, after a 5% management fee: $2940 Let's look at the return: -Monthly loss: $840, actual loss over $1000/month with vacancies & repairs -Cash on Cash return: -4% -They could be earning 5.5% in savings on that $300k, risk free, and earning $16,500. So these buyers are essentially betting on greater than $28,500/year in appreciation on this new construction house. Is this smart investing, or pure speculation?

Residential real estate is so expensive that it's no longer investable: The average mortgage rate of 6.1% is now well above the 4.4% average cap rate on a rental property, according to Reventue. As a result, investor purchases of single family homes are down by nearly 50% since the pandemic high. For over a decade, investment property returns were above mortgage rates in the 2010s. Residential real estate has gotten so expensive that not even investors can afford to buy. Something must give.

@VladTheInflator And also the consolidation of big banks post 2008. The 2008 bailout destroyed much of the competition giving “too big to fail” lenders a golden parachute, but also a monopoly of our financial system.

Why this housing cycle is worse than 2008: 1. More speculation 2. More fraud 3. More unaffordable 4. MUCH worse demographics 5. Structural inflation Reason its delayed: 1. Government keeping MILLIONS of homes off the market using taxpayer dollars.
