If the $30k is non-cash depreciation (tax deduction only), and rental income is $33k p.a., assume cash expenses = $33k for net cash flow of zero. Taxable income: $100k - $30k = $70k. Using 2025-26 rates (excl. Medicare): Tax on $100k: $20,788 Tax on $70k: $11,788 Saved: $9,000 Net: +$9,000 (tax benefit, no cash loss from depreciation). Adjust if cash expenses differ.

@ausbtcclub On paper my investment depreciates $30k just by existing, in reality it's just a year older and nothing much has changed. That's a $30k deduction from my taxable income. If you're genuinely interested and not just being argumentative, look up negative gearing.

@ausbtcclub Because negative gearing. There are "on paper" losses that result in a net positive come tax time. Infact my residential losses from a renovation turned my BTC profits tax free, and I still get a dollar for dollar benefit from the renos.
