Leasing a 17% occupied mall, in a City a 3-hour flight away. (1st few months) 1. Subscribe to all local newspapers and magazines. 2. Learn from said news there is an entrepreneur contest coming. 3. Become a headline sponsor in the entrepreneur event. 4. As part of the sponsorship, require the judging and awards must be held at the mall. 5. Request to teach a class to all applicants on how to lease commercial space - using the mall as the classroom- thus welcoming 50 entrepreneurs into the mall and creating a relationship with them. 6. Prizes for the winners - space in the mall! (3 mos, 6 mos, and 12 mos free for top 3) 7. Get all contact info from all entrepreneurs who applied to the competition- over 100. 8. Major TV news crews present in the mall day of Awards - sharing the news our Mall is Back! This is how we jump-started the leasing at Tower City in Cleveland in 2021!

current tenant wants to expand their current space of the building by taking over the former drive thru lane of a bank. they are a vet clinic that needs room to operate. They will pay for build out, but should i charge more for rent?

what happens when your NNN asset shrinks in value. High paying tenant moves out and mom and pop tenant moves in at a lower rent because that’s what the market dictates. Hold on? Sell? wait till mortgage rates fall again to 3%?

@CoachSmitty317 the extension time has already past. I like the idea of all interest. Another suggestion was to have another property with significant cash flow be a cosigner

when the loan is due, but the tenant just left. What do bankers typically do while you’re trying to lease out the space? whatever new tenant we do get will only pay 75% of the current rent because of the market conditions.
