Biggest issue I have is I see nothing coming back in exchange for changes they want. Taxes aren’t lower. Services aren’t better. Infra isn’t improved. It’s all worse

The thing I marvel at with the whole blanket rezoning affair is that advocates, city and #yyccc treat it like some kind of negotiation where opponents have to keep giving things up while I have yet to say any reciprocal action on their part. What are we getting in exchange?

@Mill_Moron @rob_siglio I know several millennials in the top 1% of income earners who can't afford the west side house their average "doctor" parents bought, or their average tradesman grandfather bought before them. The problem isn't a lack of houses - it's the $5m that just happens to bid them up.

@Mill_Moron @rob_siglio He's not wrong about these basic facts though. The problem is that all this building was still not enough to offset the demand and the prices people are ABLE to pay - an ability which is completely detached from actual local wages... maybe we address that reason first.

@Hutchyman The "property ladder" was the big lie that the RE industry sold them. The notion of a "ladder" only makes sense when prices rise at the same rate as buying power, and these kids can't get 2nd loans from their parents, interest rates are higher, SFH prices not coming down, etc.

@mt_pheasant @Psimocybin7 Yes we expect land to go up, but in Sydney apartments with near zero land component also increase in value after initial purchase. The structures themselves should be depreciating over time, but they’re not because there’s a scarcity premium as we don’t build enough.

@mt_pheasant @sam_d_1995 This is reality? Homey, I live in a city where large projects are built all of the time. The buildings usually look very similar to the renderings. The landscaping takes 10-15 years to fill out because it actually has to grow and mature.

For the first time since the 1990s, 🇨🇦 house prices are negative on a 5-year basis. 3 implications: -Harder for borrowers to refinance/extend amortization = no payment relief -Harder to switch lenders = sub optimal renewal terms -Less equity = fewer trade-up buyers, removing a key source of market liquidity
