@DrewCohenMoney @borrowed_ideas $FND is so much further ahead of HD and Lowe's for tile and flooring. They have what is in style now, not 5 years ago. Also quality grout, lots of options, carry metal edging in stock, large format tile, etc. Plus it is old school with full built out displays

Interestingly, VICI Properties $VICI was widely trimmed by active REIT managers in Q4.
Concerns included Las Vegas foot traffic and tenant worries.
So far it looks more like a “sell the rumor” situation than a fundamental problem.

@QualityInvest5 I would recommend you read up on insurance cycles. I agree this is concerning, but insurance is such a massive opportunity on sell offs especially if they are close to book value (which this one isn't). I have many 5+ baggers buying insurance on the cheap.

When I used to interview, I'd aways have one question:
"What is investing?"
I was surprised how unsatisfying ever answer I got was.
So I came up with my own definition.
"Investing is the PROCESS of estimating the PROBABILITIES of potential future PROFITS"
Process, Probabilties, Profits (catchier than cash flows)
In my opinion it needs to have those 3 elements to be considered investing, and not speculating or gambling.
