Had a lot of deals scheduled to close this month. I don’t know what’s in the water, but half of them have dirty tiles and either can’t close for 1-2 more months or have died 😂😂😂
So happy I changed things up with my marketing. My expenses are so low, even with half my deals dying this month I will still be profitable and I’ll still eat

When I tell people I made $14k on my STO after driving it 3k miles in a year, most don't believe. I'm up on 4 of the 5 cars I've owned. This niche is called car hacking and it's pretty fun. @exoticcarhacks @AltAssetKing popularized it.

Heres how i drove my GT3RS for less $ than your Toyota Prius Over 3 years I drove my GT3RS 9k miles I bought the car for $212k in 2022 I sold the car for $205k in 2025 I spent less money on my exotic car than you guys are spending on “normal cars” $7,000 over 36 months of ownership = $194/month

because a 30k assignment fee is a 100k profit flip. A 30k profit flip is a 5k assignment fee. It adds 2-3 months to the deal I’m not giving anybody a chance to make money off of my deals but me.

This is why I buy mobile homes. Dudes are spending 250-300k to profit 30k on SF homes. With MHs you only have to spend 100k or less to profit 30k.
30k isn’t the standard it’s the bare minimum on a cosmetic (carpet, paint, lights) flip with land.

New flipper: “I want my first deal to be a cosmetic flip.” Me: “Cool. What profit are you expecting?” New flipper: “At least $50k.” This convo happens every month. It’s a byproduct of gurus teaching everyone to only buy 65–70% deals. That’s not how today’s market actually works. At least not in major metros like Atlanta. Reality check: I’m buying these same types of deals aiming for ~$30k profit, but I have advantages most new flippers don’t: • Licensed and list myself → save ~3% on the sale • Subcontract my own rehabs → save 15–25% on costs • Cheap private money → 2–3% lower rates, no points, no junk fees If I’m underwriting for a $30k net with those edges, a new flipper doesn’t stand a chance competing against investors like me. If you’re not willing to do the work to be direct-to-seller and you’re saying things like this, you probably need to adjust your profit and rehab expectations.
