I have wholesaled hundreds of on market properties. What did they all have in common?
They were all listed too high. High enough where my competition didn’t even bother making an offer and I was the only offer or one of the only offers.
Most people I talk to say it takes roughly 9 months to OFFICIALLY get someone out if said person knows the system.
That’s 9 months of mortgage payments, plus an addition $15k AT MINIMUM to rehab the place and get it rent ready for a tenant to move into. Not to mention attorney fees (LLC’s can’t represent themselves in court).
Get a squatter? $40k loss (ballpark).
No clue why people hold non section 8 rentals in phill
There are major issues with the Philadelphia Sheriff's Office and evictions.
Currently it is taking 12 to 16 weeks to get a lockout date, 12 to 16 weeks... that is on top of the 3 to 4 months it is taking prior to getting a judgment/lockout.
Hold the Sheriff’s Office accountable.
If housing is a priority for Mayor Parker and this Council, fix that broken process before adding new rules on top of it.
Bringing my TC on was such a great decision. I do ZERO TC work or paperwork or anything. No back and fourth over proper wording or bs.
Wish I did it years ago. I feel so efficient right now and my team is in a great groove together

The problem is... wholesalers pretend to be everything they are not.
It's a "profession" built on misrepresentation.
But hey I get it, whatever you gotta do to make a couple bucks.
The only reason that people dislike wholesalers is because of jealousy. I actually think it’s a cool and valid reason.
Any other reason is clearly just cope
@REExchangor You picked the wrong section 8 tenants then! What’s the point of a section 8 tenant if thy are responsible for any significant portion of the rent (IMO)
When you put out a deal, it’s the buyer’s job to pressure you into making an error (selling for less than you could sell it for).
ESPECIALLY your friends.
DO NOT LET THEM. Be overly transparent and straightforward that your job is to sell for as much as the market allows. You bleed for these deals.
Past two months we have received an influx of leads where short sales are the only option
Sellers are on board with it as well.
