The challenge is differentiating from apartments. Although, notably, one of the oldest/biggest BTR players -- Redwood Living -- uses the term "apartment neighborhoods," which never took off more broadly but may have been smarter branding.

Hearing a growing chorus of developers and investors say that the "build-to-rent" naming/branding was a huge mistake -- giving policymakers false impression that these rental homes would have otherwise been for-sale homes. But "low-density rental homes" isn't catchy.
