Just informed my first credit card with @KayJewelers was closed with no action on my part, no mailed or emailed notice. Kinda hilarious how horrible some customer service experiences can be.

@noahkagan Problem was buying a condo, buy SFH or multi with no HOA. I agree the S&P can yield better returns in some instances, but not everything is about maximum money. Sometimes its a hobby or interest that turns profitable, other times its providing a roof for a family.

I bought a property in 2017 to Airbnb it.
Purchase price: $315,000
Down payment: ~$63,000
Goal: Passive income, baby!
Today, I sold it for $377,750. 🥳
BUT let's compare that to the return if I put that $$$ into the S&P 500.
For the first 6 years, I made about a 4% cash-on-cash return.
Not bad…Until it wasn’t.
The last 2 years?
ZERO profit.
I broke even after repairs, maintenance, and all the joy of being a landlord.
So, 8 years later:
💰 Cashflow returns: ~$17,000
🏠 Appreciation: $62,750
🏦 Mortgage paid down: $40,173
🧾 Tax benefits: ~$12,500
📉 Selling & ownership costs: -$116,736
👉 Net profit: $11,390
(Yes, really.)
Now let’s say I just put that same $63,000 into the S&P 500 in 2017 and went on with my life…
- No leaky toilets.
- No surprise HOA roof repairs.
- No property managers messaging you at 1AM about parties.
Result?
👉 $108,037 in profit
Let’s recap:
🏠 Rental ROI: 18% total over 8 years
📈 S&P 500 ROI: 171% total over 8 years
That’s a 10x difference.
The hidden truth?
Owning property can build wealth…
But
✅ It is NOT liquid - I had to cover costs for a year while it was listed on the market
✅ Saturation - The market got flooded in Austin with AirBnBs which reduced my returns greatly
✅ Hassles - Even with property managers you will always have issues.
✅ IRR - Compare the returns to OTHER investment opportunities
Otherwise, you're working way harder for less return.

I'd Index and Chill.
Let the S&P 500 do its thing while I focus on business and life.
As @Ramit says real estate "can" be great—just don’t let the hype make you think it’s passive or guaranteed to outperform. You really have to understand the full costs and hassles!

@noahkagan They also set a floor price on reselling (when you can't attend) to maximize their fees. Its criminal.

@josh_tanke I respect the hustle, and definitely see these kids moving to bigger things. Though it should be noted ARR doesn't mean a good product, it means people are easily swayed to easy solutions. Let's see how sticky the product remains.

@gregmushen While not disagreeing you can do it for less, I noticed in further comments you have fiber (most don't) and you have server experience (most don't). In some cases we pay more to fill skill gaps. I personally use both, just depends on the need and.. I love to tinker with things.

To give you an idea of how expensive cloud has gotten, I picked up a server off FB marketplace today for $500. 128Gb of RAM and a 1Tb SSD.
It will cost about $6/month in electricity to run it.
An equivalent server in AWS would cost $950/mo. so I'll have payback in two weeks.
I'm going to buy a GPU for $600, and the cost of that in AWS would be about $350/mo.
I think if someone created a distributed garage hosting network it would kill it.

@LionelMedia Yah, he's not wrong. Paparazzi has always been about their money. Some could argue its a business like any other, but from the celebs perspective I can imagine its tiring. Taylor (et al.) has said similar.

@sergeynazarovx Father of 5, it can be rough at times, but I would never ask for another outcome. This being said by someone who as a teen was adamant I would never have kids.

I’m happy that I don’t have kids. 👦
I’m already 32, and I see more and more people around me having children.
I still don’t feel mature enough for such a responsibility. And the biggest question is: Why should I have a kid? What need would it fulfill? I’m not sure. I don't even know in which country I want to live.
People say you will understand it after a child is born. But why can’t I understand it now? After that, I won’t have a choice - I’ll just have to raise the child.
I understand this need more clearly when it comes to women. They don’t have as much time to think about it as men do.
My wife says it’s because I’m an only child and didn’t see many happy families growing up.
I was raised in a village in northern Russia, and most of my childhood friends had alcoholic parents or were raised only by their mothers. As a child, I didn’t think much of it, but now I realize how it has affected me as an adult.
When I think about family, these images of struggling families unconsciously come to mind and I'm trying to avoid that situation as much as possible
I don't know. Maybe, I need to do some therapy.
