Every Real Estate Investor, over time, develops their own set of rules they live by when acquiring property. My principles come from experiences both positive and negative over a long period of time. My rules work for me but may not work for others. There are many different successful strategies for buying and owning commercial property profitably. So I share on that basis. 1. Never buy a commercial property that you don’t want to own over the long term (more than 20 years). This doesn’t mean that I won’t sell if offered an exceptional price but it means I am never buying with the express purpose of selling. Set yourself up for success over the long term. I like your thoughts and views on CRE. One that you posted sticks with me, it’s that there are many different ways to be successful in the ownership of CRE. I think that long term ownership should be a strategy for some portion of a person’s investments. In this way,over time, you could test your own investment strategy. My own strategy is to own and hold for the long term. Prices increase or decrease for various reasons one of which is interest rate movements. I want to own as opposed to flip. Is this the best strategy? Time will tell.

I don’t believe in holding commercial real estate long-term. Doing so means you are relying on two things to happen in order to get appreciation: Interest rates going down, or rents going up I don’t have control of either. “Buy and hold” made many people look very smart, when what really happened was interest rates went down for basically 40 years straight. We can very easily see rates flat for the next 10 years - nobody has any idea. If that happens, you can’t make real money unless you: Find opportunity, use your skill and experience to create value, and bank the profit.
