In September the Deputy Mayor @tomcopley said “we *WILL* be able to achieve the new target”; In January he said he “fully anticipates” meeting the target. Today @SadiqKhan is merely “hopeful”. Londoners are paying the price for this Mayor’s failure on housing.

Exactly. NIMBYism isn't protecting property values. If we had more urban density we would get more growth form agglomeration effects - & values would rise vs inflation. The difference is that due to growth, values would rise in a way that's proportional to real income growth.

I think it’s under-appreciated how much property prices in central London have fallen. If we take inflation into account - which we should - this is a 30% fall in value.

Immigration-driven demand is a massive part of the housing affordability equation. But - even more importantly for politicians - immigration & housing supply are inherently linked in voters' minds. MPs will never be able to sell housebuilding unless immigration is tackled.

This is spot on from @Dominic2306 The YIMBY Movement cannot expect to win voters over on housebuilding if they do not address concerns on mass migration. Supply and Demand. The two go hand in hand.
