Agree on zoning — single-family-only mandates and parking minimums are the biggest reason supply can't catch demand. That part is right. But "houses shouldn't be investments" and "let people build" aren't actually opposites. Tokyo basically does both: very loose zoning + housing that doesn't appreciate much because supply keeps up. The investment behavior is downstream of the scarcity we artificially created. @toly
