@nickgerli1 @nickgerli1 you should do an analysis of St. Louis metro values. Seems oddly strong here - my theory is because there is no economic growth, there is no building going on. Inherited wealth all chases the same properties in Clayton and Ladue, keeping values high.

The areas of Charlotte with more resilient prices are primarily owner-occupant areas with strong income levels.
