One key question:
What problem are we actually trying to solve?
Housing supply, affordability, empty homes, sustaining communities, these are not the same issue.
Short-term lets are a small part of the picture. Empty homes and second homes are a far bigger structural challenge.
Yet policy is being considered without a clear evidence base or measurable outcomes.
That is where risk lies.
If we target the wrong drivers, we will not fix the problem.
And we risk damaging compliant businesses, local economies, and trust in the system.
Are we designing policy that works, or policy that just looks like action?

@COSLA Some relevant points in that article, but if Councils don't listen to their constituents (as happens in Argyll & Bute) and present complex budgets with only 1 hour forewarning, then it's a recipe for more disaster.
