The promise of Texas is that you can get a big house in a nice suburb in a place with lots of jobs. The promise of Florida is you can retire somewhere warm with water. Both can lead to growth, but the latter is vulnerable if costs explode and there’s not a big job base to keep up

As per usual, Florida comes across as insanely unimpressive for its size + recent growth. Partially due to the retirees, but also FL just has remarkably little white-collar work compared to the coasts and even TX/CO/MN/GA.
