As many of you may have noticed, I tend to be very transparent (with my own affairs, while being a vault when others confide in me). However, out of an abundance of caution, I won’t be commenting on the specific land in question — so please don’t ask or speculate. I want to avoid putting anyone in an awkward position or get ahead of ourselves. As I say: "my methods may be unconventional, but they are effective," and OUR collective brainstorming & so on helped us IDENTIFY the land. What I can say is this: of all the Montreal sites for the @Montreal_Expos that have been publicly discussed, the location identified by the #PeanutProject is available, has a willing and motivated partner on the seller side, and is absolutely feasible from an engineering perspective. From the standpoint of global impact, tourism synergy, and @MLB branding, it is an ideal site. For now, let’s simply agree not to speculate. Once everything is SECURED, as always, you will be the first to know. TIA.

Dear #PeanutProject community — please sit down. I’ve never been a particularly religious person, though I admit to being spiritual… and perhaps a little superstitious — which I suppose can sometimes amount to the same thing. Today marks exactly 100 days since this journey began. And moments ago, I stepped off a video call with one of the major stakeholders regarding the land. After months of searching, analyzing, mapping, and questioning, I can now say this with confidence: the land and location have been identified. The search is over. What remains now is alignment on the major details — which still means a tremendous amount of work ahead — but the fundamental question that loomed over everything from the beginning, where, has now been answered. We no longer need to search. From here, the mission becomes clear: To plan, design, propose, refine, and ultimately build #4C, the Creative, Cultural, Commercial Campus that will help bring about the eventual return of @MLB and the @Montreal_Expos to @Montreal. The first chapter was discovery. The next chapter is creation. The land is identified (though not yet secured). The real work begins. Thank you.

Quick #PeanutProject update wrt @Montreal_Expos following my meeting today with Vandalay & Associates (a global advisory firm with deep relationships) and my advisor who is serving as our liaison with @MLB. This was a follow-up to previous calls. After some small talk, I asked them to do one thing: grill me. I wanted them to challenge the model, the proposal, and our approach — to identify weaknesses, blind spots, or loopholes. We went through everything: the structure, the strategy, and the status of conversations with potential anchor investors, family offices, and sports franchise owners. As always, I downplayed enthusiasm and emphasized the hurdles ahead — their role was to poke holes. By the end of lunch, they reiterated their bullishness and left even more confident in the project. I still have decisions to make regarding advisors, but since I issued a process letter with March 25 (MLB Opening Day) as the timeline, it would be unprofessional to jump the gun re that. I am meeting some more investors in March, and April... but frankly don't need to date 100 women as we need to settle down, sooner than later, and then finalize the structure to submit to MLB. I’m sharing this not for vanity, but to say thank you to this community. In just 96 days, the feedback, questions, and challenges from many of you helped me research and pressure-test countless issues. In the coming days, you may see posts like “Thoughts on X?” or “What am I missing with Y?” — especially as we prepare for meetings related to land, stadium development, and government relations. There’s no obligation to reply, but the spirit of this effort is that everyone has comparative advantages. One thing I’ll say: while I won’t raise the 90% probability I’ve mentioned about submitting a compliant proposal to MLB, I’ve never undertaken a project that has had this much support across stakeholders. It removes the insecurities and headwinds I’ve faced in other ventures. With WatchMojo, for example, I had to navigate copyright law and convince YouTube to support a startup that in their eyes benefitted me. Here, the collective support has turned almost everything into a tailwind. Everyone wants to help, and make this happen. It is surreal. I’ll admit there are moments where I ask myself: “Do you really want to do this?” — the responsibilities, the scrutiny, moving from underdog to lightning rod for criticism. But if that’s the challenge, it’s a good problem for Montreal and Expos fans to have. The plane has taken off. We’re flying fast and at high altitude. I’ll land the plane. Then it’s up to MLB to decide whether we’re allowed into the lounge. Cheers mates!

On this day, February 25, 2026: Easily the most devashtatingly positive day in the history of the #PeanutProject, the restoration of the @Montreal_Expos & a major inflection point in the future of Montreal as a rejuvenated global city. OMG. OMFG. Not quite batted for the cycle because we only had 3 at-bats, but imagine going 3/3 with a triple, a multiple RBI double, and a GRAND SLAM to cap off the game. Time for a cold one.

The past 24 hours have been so overwhelmingly positive with respect to #PeanutProject — on every level — that I’m almost struggling to temper the update(s) enough to frame it as merely “directional progress.” I realize this may raise expectations, but… wow. I’ve long said the odds of - submitting a compliant proposal to @MLB by 2028 are 90% (after 70 days we got $7B in verbal Indications of Interest & identified /engaged with 4 solid prospects as anchor investors); - @Montreal_Expos being awarded one of the two expansion teams at 50% (Salt Lake & Portland will duel it out in West, we will go up against Charlotte & Nashville, and I will be your gladiator so you tell me how you feel re our odds). But I never really stopped to ask myself the deeper question: Can we actually pull this off? Is this really going to happen? It’s one thing to go earnestly through the motions. It’s another to confront the unknowns — even if capital isn’t the constraint. What about issue X? Y? Z? Sometime after Team Canada went down 2–3, then tied it 3–3 and defeated Czechia in overtime, something clicked. For the first time, it truly hit me (with absolutely no disrespect to Charlotte & Nashville): This is going to happen (especially with 4C leading the way and setting the pace). Not because of emotion. Not because of blind optimism. But because I realized I'm not alone — not just fans and the community, but stakeholders. Some may be cautious. Some reluctant to get their hopes up. But they’re there. And they are actually now telling me so. So, stay patient. Stay humble. Don’t let emotion cloud judgment. Keep doing the work. It's starting to seem inevitable. Though I grew up in a very rural area, currently live rural, and do see the charms of this way of life, the fact is that most ruralites are hopelessly reliant on automobiles. It's essentially suburban living with WAY more driving and a way higher median age. Net result is that there's no real "life" in the public square, no young people, an isolating way of life -- and if you don't drive, you're just maximally isolated for no reason (because the old-school pre-automotive culture in rural areas is now 100% dead). The only real alternative is found in city living. There's no way around it. You either live in an actually walkable city or you live in the gigantic homogenized universal suburb where everyone drives constantly (whether it's considered "rural" or not). Those are the choices in America today, with almost no real exceptions. So if you like people (especially young people), don't want to live a hermetic existence, and detest the idea of being utterly reliant upon an expensive, dangerous, government-regulated machine for the fulfillment of your every need -- you really have no choice but to give city living a try. But if you don't want to pay NYC rents -- you have to get creative. Can Utica work? Nogales? El Paso? Syracuse? Plattsburgh? Who knows -- perhaps I'll find out.
