$IREN today reported its Q2 FY26 results.
Key highlights:
✔️$3.6bn GPU financing secured for Microsoft contract
- Interest rate of <6% p.a.
- Together with Microsoft prepayment ($1.9bn) covers 95% of GPU-related capex
✔️Targeted 140k GPU expansion on track to deliver $3.4bn ARR by end of CY26
- Horizon 1-4 construction progressing to schedule
- British Columbia AI Cloud expansion ongoing, with ~$0.4bn ARR now under contract for Prince George and remaining contract negotiations supporting >$0.5bn ARR
✔️New 1.6GW data center campus in Oklahoma
- Increases secured grid-connected power to >4.5GW
- Grid-studies complete, with power scheduled to ramp from 2028
- Large scale site (2,000 acres) with low latency network connectivity

My expectations for tomorrow’s $IREN earnings:
1) A financing plan for the $1B funding requirement at Horizon 1-4
2) A possible back-to-back transaction with MSFT for Horizon 5-10, this time on much better economics given that this is a retrofit
3) A Phase 1 datacenter expansion plan and timeline of Sweetwater 1 given the impending energization, which I suspect will be accelerated to Jan 2026
4) Possible customer announcement for SW1 Phase 1
5) Additional detail around “multi-gigawatt” development pipeline
6) A broadening of partnership with NVIDIA (not equity investment)
This morning, $CIFR released its Q3’25 business update, marking a transformative quarter highlighted by major progress in expanding our HPC strategy and pipeline.
Cipher announced the following updates:
*Signed a 300 MW, ~$5.5 billion, 15-year lease agreement with Amazon Web Services to provide turnkey space and power for AI workloads
*Secured majority ownership in a JV to Develop a 1 GW Site, called “Colchis”, in West Texas
*AI Hosting contracts, including the Q3 transaction with Fluidstack and Google, represent approximately $8.5 billion in lease payments
*Delivered strong financial results with revenue of $72m and non-GAAP adjusted earnings of $41m
