A 30 year old couple buying a home may opt for the lower rate but could see a massive income boost over the next 10 years or receive an inheritance. They shouldn’t be penalized for trying to lower their loan amt

President @realDonaldTrump and @SecScottBessent, and @pulte, I have a simple idea on how to lower mortgage rates and spreads: One of the unique features of U.S. conventional mortgages is that they are prepayable at any time without a penalty. While this feature is attractive for homeowners, it comes at a significant cost as buyers of mortgage backed securities (‘MBS’) require a significant increase in spread to compensate them for giving the borrower the option to prepay at anytime. Why don’t Fannie and Freddie also offer non-prepayable mortgages where if the borrower wishes to prepay the loan, he would have to pay a prepayment penalty? I asked one of my friends who is an expert and large investor in MBS what the estimated savings today would be on a 30-year Fannie/Freddie mortgage if the borrower would be locked out from prepayment other than by paying a penalty? He estimated that the savings would be about 65 basis points. So a borrower could have a choice: Obtain a 30-year prepayable mortgage at today’s ~6% rate, or at a 5.35% rate, but with the obligation to pay a prepayment penalty if he/she refinanced in the future. The loan could also be made to be portable so that if the home is sold, the new borrower could assume the loan and no prepayment penalty would be owed on a sale. While the ability to prepay is a valuable option, locking in the 65 bps savings upfront over the life of the mortgage may be the difference between the borrower being able to afford the home and not being able to. You could imagine that there could be different versions of this product where the lock out would be for 5 years, 10 years etc. (with different levels of savings for each, the longer the lockout, the greater the savings) and the borrower could custom design the mortgage and its prepayability to meet their life plan. As you know, commercial mortgages work this way. Why couldn’t the same approach be used for home loans?

fiancé was up half the night with the baby, who was inconsolable for much of it. this morning i heard him thru earplugs and 2 closed doors and went in, and the instant i took him he stopped crying. i soothed him for a few minutes and handed him back, and he immediately started screaming again despite fiancé doing everything identically to me. we are generally pretty equal in how much time we spend taking care of the baby, so it’s not like the baby’s more familiar with me. it’s nice to have this superpower but also i do not want the related responsibilities.

It's insane how many people are destined to be poor for life because of this .001% interest account jewjitsu of calling it a "savings account." There needs to be a purpose of your assets, including your cash, which is just one of many asset categories. if he is planning on making a large cash purchase soon or needs 25k to feel safe and cushion him through any unforeseen disasters, that is perfectly fine, because that is the purpose of this cash. Generally, working people need 2-6 months of living expenses in liquid cash accounts, like savings, to feel safe. If 5k is all you need to get you through an unplanned job loss, etc, and lets you sleep at night, that's all you need. The rest needs to get fed into actual long-term investments like growth stocks, bonds, a smaller portion allotted to higher risk growth, whatever you decide. There is really no reason to have money in a savings account except liquidity, as CDs can maintain FDIC insurance and generate an actual return, currently around 3.7% APY. CDs properly structured can roll back every 3 months, or more liquidity for a lesser rate can be established through an MMA, and maintain FDIC insurance. Invest young and with a financial advisor, time is the maker of money. Everyone kicks themselves for not investing in the up-and-coming Bitcoin in 2011. There are plenty of 34-year-olds who invested 10,000 in the well-known Microsoft in 2011 at 20 years old who are now sitting on 120,000 in current value from that single investment. The first step in not being cattle is just asking the question, 'What is this asset for?'
