Developers have a one track mind. They're interested in one building use: housing, offices, retail etc. They tend not to be interested in housing plus something else. They like an easy sell-off.

Spending a few days in China with my (half-chinese) gf, pretty incredible how the rest of the world is living decades behind this country
You can do literally everything from one single app (Alipay: travel, food, taxi, hotels, Fx rate, tax refund, translation etc..)
okay maybe add Wechat so 2 apps
Gigantic cities (with endless skyscrapers) that are a few decades old with tens of millions of people: clean, green, no “overcrowded feeling” (actually wondering where people are)
Food and items delivered by drone to drone kiosk
Top notch high speed trains
Top notch premium transportations that are super cheap compared to the “western world”
Etc etc…

We just discovered that 80% of the population in Iran has Master's degrees and PhDs.
Their President is an excellent heart surgeon, and The Foreign Minister and almost all members of Parliament holds a PhD.
Irán also has a 94% literacy rate and one of the largest populations of women scientists in the world.
They are an ancient empire that innovated mathematics and science.

There's 2 supermarkets, 3 pubs, a park, 2 schools and a nursery, coffee shops, takeaways and a chemist is walking distance of my home.
On energy, time, the environment (near and far) and finance, my 15 minute city wins.

And the battery problem is twofold.
- EV batteries are not to be trusted. They catch fire, they last longest if charged to partial capacity and their efficiency reduces with age.
- Rare earth mining is one of the worst of environmental disasters.
