@salimfurth Well, Iโ€˜d expect rents to increase during a tenancy if new contract rents increase (the outside option of the tenant). I think youโ€˜re right that it does not help to build +10% in a single year, but it would help a lot to increase the flow of newbuilds permanently by 10%.

@amensee Obviously, new contract rents become all rents over time, but you'd have to have above-average completions for a decade or so to achieve that - which brings us back to the conclusion that it takes a lot of new supply to seriously lower rents.
