On housing in the Trump FY2027 budget, the cuts are endless. Despite housing affordability being one of the top concerns for American families, it proposes cutting HUD by $10.7 BILLION and eliminates the federal government's primary tools for getting housing built locally.

It has been toxic for NYCHA that NYers think the Fulton-Elliot Chelsea reconstruction project is some kind of novel scheme "cooked up yesterday and never tested before" In fact NYC is decades behind London, SF, & Boston on this public housing regeneration approach. It works!

Phase 2 of Boston’s Bunker Hill public housing redevelopment is underway. This public-private partnership will replace 1,100 aging, 80-year-old public housing units with 2,700 mixed-income homes (1,100 deeply Affordable), along with new retail & public spaces.

The latest @BUonCities Menino Mayors survey finds 75% of America's mayors "agree or strongly agree that building more market-rate housing will reduce prices, up from 60% in 2021." More than half now “strongly agree,” compared with fewer than 30% in 2021.

Thanks to the new @esoltas & Gruber paper, we now have a calibrated econ model built on LA data that can be localized to NYC conditions @NYCMayor's plans to cut 2.5 years off permitting timelines in NYC would be equivalent to a ~20% percent drop in construction costs 🤯
