Miami is a great place to raise children and build a family, despite the urban myths about its supposed incompatibility.
There are public playgrounds everywhere, the weather is fantastic for sports and outdoor activities during their development and growth; on Saturdays you can use bank card programs to visit children’s museums.
You have the ocean, great weather… perhaps the only thing missing to make it perfect would be an improvement in public schools.
But it is, quite literally, a city full of activities for families and kids.
I always hear people say that Miami is full of superficial people with no family ambitions. That could not be further from reality. I think those who see it that way are simply not interacting with the right people.

@JonesOnTheNBA I think I’ve heard a few young NBA players express surprise at how much easier it is to score in the NBA vs in college. Zone D + less room in paint with more non shooters + less pace = harder to score

Funds don’t hold tens or hundreds of millions in a checking account. They have committed capital from investors, and the money is called per deal.

What are you teaching your kids about money?
My son Alex and I did a podcast together, and we talked about a rule in our house that most people didn’t agree with. My kids were never getting a car as a gift. If they wanted one, they had to work for it. I would match what they saved.
People thought I was crazy. I knew I was teaching discipline.
The car rule in our house meant:
• You work first, reward comes after
• Saving money matters more than what you buy
• Matching effort builds ownership
• Delayed gratification is a real advantage
• Not every kid values the same things, and that’s fine
Alex saved and bought his car later than most. He didn’t care. My other son, Mario, cared more, so he worked for it.
The lesson was never about the car. It was about earning, saving, and making choices based on effort.

Was pitched a strip mall deal this morning.
It’s around a 4% cap based on today’s income.
The pitch:
If I can get back a space where’s there’s a non-paying restaurant tenant, spend a year releasing it, pay TI and leasing commissions, then it becomes a 6.75 cap, or $5M.
Which is roughly market.
The price they’re asking:
$5M.
So, I’m supposed to pay $5M today…
Do all the work… take all the risk… spend the time and money…
And then it’s worth $5M when I’m done?
Correct.
The strip mall world right now, in a nutshell.

You’re right, but the challenge now is retail is much more in favor capital markets wise today than it was then (when there was MUCH more transactional activity and rates were near zero). With so much more capital flowing to retail it has made the asset class incredibly competitive (and expensive).

@realEstateTrent Indirectly, yes. Deals are being impacted because of the rise in Treasuries. T increasing 40 bps in 30 days impacts borrowing costs. I think a large part of that increase is due to the war.
Impacting both live deals and complicating BOVs.
