It's dead capital — no cashflow, super illiquid (your 1-year struggle is the norm), high transaction costs, and buyers are scarce unless you slash the price. Better to buy land you can use (farm, build rentals) or put money in productive assets like businesses, stocks, or developed property that actually generates income. Speculative plots often turn into expensive regrets.
