Tucson has easier access to amazing nature & better Mexican food on the whole, but Phoenix is easier to live in and has more going on. The heat attracts weirdos but keeps the weak out so it’s a wash

TNT broadcasters just asked: Will Nikola Jokic be suspended for Game 5? Team execs are wondering this too since the rule book says a player should be ejected for entering the stands. Jokic technically just went courtside so there’s room for interpretation. We’ll find out Monday.

@unpopularvc I was a nomad and lived abroad for seven years and came to the same conclusion for the same reasons. Still haven’t figured it out. Only way to avoid it is to eat farm-to-table only, which is only possible in a handful of major US cities.

The food in the US is poisonous. I wish it wasn't. I'm from the US and spent most of my life there. And I'm not sure exactly what it is, but I'll share what I do know.

@Levijameshere a good exercise for all of us is to google up a paper by WC Wheaton at MIT where they tracked asset prices over 100 years in Manhattan - result was that *on average* prices reflected inflation. all money was made (or not) on yield and entry point

Here's what distress looks like: Emerging area, major market, 200k sf historic office building mid way through gut renovation. Parking deck to be built when leases signed. Ran out of money. Ground level retail can be leased, as can rooftop. The office will take lots of $ to finish and still may not (won't) lease. I think we're one of a small pool of potential buyers for such a thing given the reliance on the ground floor and rooftop retail. After factoring in property tax and remaining capex we're valuing it at 25% of outstanding debt.
