@MomTo3_Boys @CatholicCharm Our house came with one, but without the sink. It is the best!! Long counter, tons of drawers, added a tall cabinet for brooms.

I need a massive walk-in pantry with counter tops that I can dedicate just to appliances. Like I want a smoothie blender, the ninja creami, Ankarsrum mixer, air fryer, etc but I refuse to put anything on my kitchen counters (other than my spice village ofc)

@johnkonrad With her admission set, she will likely be SO different from her CC peers that the interpersonal part of her growth will be smaller. I suggest the Honors college - value, enough of a good peer set, variety of humans around, probably a better than expected alumni network.

one of the cutest and saddest things that happened towards the end of my grandfather's life is his dementia got so bad that he kept getting mad at my grandmother for being around because "his wife wouldn't appreciate him being alone with another woman."

@BowtiedQueenBee I see the risk, it’s real. But I can personally say my step-dad, who adopted me becoming my actual dad, made my mom better and made my life much better. Parents just have to be VERY selective!

I never understood the step parent thing. I decided AS A TEENAGER that if I ever were to get married and have kids and something happened to my husband, I wouldn’t bring other guys around my kids. The risk is way too big!
Lu for Alaska@luinalaska

This is also true if and when we go of natural causes. Neither of us picks a stepparent we’d prioritize over the safety of the kids in our family. Oh but I love them! NOPE. You can get the box too.

An orphaned grizzly cub and an older polar bear have just become best friends at the Detroit Zoo 🐻✨ Grizzly cub Jebbie was found wandering alone in Alaska, unable to survive on his own. He was transported to the Detroit Zoo in July, where he met Laerke, a lonely polar bear cub who was also growing up without a mother bear. The two quickly became close companions, and the zoo says they do everything together, including 'running, chasing each other, wrestling, rolling around, and lots of typical bear play. 💖💥

WSJ: Tesla Finally Has Its First Semi-Truck and It’s Already a Hit With Truckers. "Truckers who drove it in pilot tests say they loved features including a centered driving position, faster charging and longer range for about $100,000 less than other battery-electric trucks. Angel Rodriguez, a 56-year-old truck driver for Hight Logistics in Long Beach, Calif., recently swapped out a 13-gear diesel truck for a Tesla Semi, which is automatic, for a one-month pilot test. “It’s just easier on your body. It’s less stressful because you’re not really having to engage the clutch and the stick shift.” Big F Transport employs five mechanics to service more than 40 diesel-powered rigs and a fleet of trailer chassis in Wilmington, Calif. “If we go all EV we will only need one [mechanic] to service chassis,” said Geovanny Melendez, the carrier’s VP of operations, who went to see the Semi earlier this month at a ride-and-drive event near the Port of Long Beach. Jennie Abarca, co-founder and CEO of King Fio Trucking in Long Beach, Calif., once worked as a truck dispatcher and her husband is a truck driver, so she knows all too well the toll a diesel engine takes on people’s lungs and hearing. She eventually wants to swap out King Fio’s 27 diesel trucks to create an all-electric fleet. King Fio already has 11 battery-electric trucks from Volvo and Nikola. But the company limits those trucks to shorter trips to and from local ports because they only have a range of about 225 miles. The Semi, by contrast, can travel 500 miles on a single charge, according to Tesla. For King Fio that means two or three round-trips a day from Long Beach to warehouses in the nearby Inland Empire or a single round-trip to Las Vegas. She has 20 Semis on order. “The Teslas change everything,” Abarca said. “It opens up a whole different type of delivery that I can make.”

Rory McIlroy explains why he made each selection for his 2026 Masters Champions Dinner menu: 𝗣𝗲𝗮𝗰𝗵 & 𝗥𝗶𝗰𝗼𝘁𝘁𝗮 𝗙𝗹𝗮𝘁𝗯𝗿𝗲𝗮𝗱 “I wanted to try to bring a little bit of the local ingredients in. So I'm doing a Georgia peach and ricotta flatbread with hot honey. So hopefully that will go down well with the drinks.” 𝗥𝗼𝗰𝗸 𝗦𝗵𝗿𝗶𝗺𝗽 𝗧𝗲𝗺𝗽𝘂𝗿𝗮 “I think everyone likes rock shrimp tempura, so sort of a crowd pleaser with that one.” 𝗕𝗮𝗰𝗼𝗻-𝗪𝗿𝗮𝗽𝗽𝗲𝗱 𝗗𝗮𝘁𝗲𝘀 “My mum does these really, really nice dates stuffed with goat cheese, wrapped in bacon … Thanks to Rosie for that one.” 𝗚𝗿𝗶𝗹𝗹𝗲𝗱 𝗘𝗹𝗸 𝗦𝗹𝗶𝗱𝗲𝗿𝘀 “In the buildup to the Masters last year, I was eating a lot of elk ... I didn't want elk to be the main course because I didn't know if everyone would like that … So I'm doing grilled elk sliders which I think is fun.” 𝗬𝗲𝗹𝗹𝗼𝘄𝗳𝗶𝗻 𝗧𝘂𝗻𝗮 𝗖𝗮𝗿𝗽𝗮𝗰𝗰𝗶𝗼 “My wife, Erica and I, our favorite restaurant, or one of our favorite right now is in New York. It's called Le Bernardin. Eric Ripert is the chef there, and this is a dish from that restaurant. It's a yellowfin tuna carpaccio. It's a really thin slice of French baguette with a really thin slight of foie gras on top of that … So that's a fun one that the club worked with me on as well. They went up to the restaurant and worked with the chefs, and made sure; that they obviously wanted to get it right for the night, so that's really cool.” 𝗪𝗮𝗴𝘆𝘂 𝗙𝗶𝗹𝗲𝘁 𝗠𝗶𝗴𝗻𝗼𝗻 𝗼𝗿 𝗦𝗲𝗮𝗿𝗲𝗱 𝗦𝗮𝗹𝗺𝗼𝗻 “It's an amazing honor to be able to host it, but at the same time, I want everyone to enjoy it. I went for two different options for the main course, a wagyu filet mignon for people that want red meat, or a fillet of seared salmon; so depending on what you want.” 𝗦𝗶𝗱𝗲𝘀 “When I was a kid, I used to eat (Irish) champ by the bowlful … Some sauteed brussels sprouts. Glazed carrots with brown butter. And then trying to bring a little bit of that local flavor back in, some crispy Vidalia onion rings. Vidalia is not too far away from Augusta, about a two, two-and-a-half-hour drive.” 𝗦𝘁𝗶𝗰𝗸𝘆 𝗧𝗼𝗳𝗳𝗲𝗲 𝗣𝘂𝗱𝗱𝗶𝗻𝗴 “I think very much a crowd-pleaser, sticky toffee pudding with vanilla ice cream on warm toffee sauce.” 𝗪𝗶𝗻𝗲𝘀 "My favorite part of the menu is you obviously get access to the wonderful wine cellar at Augusta National. We're starting off with a 2015 Salon Brut champagne. And then followed by a 2022. Domaine Leflaive Batard Montrachet. It's the first-ever white wine that I actually liked ... And then for the red wine we're receiving a 1990 Chateau Lafite Rothschild from Pauillac in Bordeaux. That is the wine that I drank the night that I won the Masters, so obviously brings back some great memories. Shane Lowry had a little bit to do with getting that wine, so I want to shout him out for that, too ... To finish off, we're going with a 1989 Chateau D'Yquem dessert wine from Sauternes in Bordeaux, as well. Obviously '89, my birth year, and I think every great meal deserved to be finished off with Chateau D'Yquem. It is like liquid gold. I wanted to be really intentional with the wines. It's something that I'm really into and passionate about and started to collect wine, probably over the past decade."

This is an interesting account that relentlessly advocates for "family-friendly courtyard block design." Take a look at the images in the below tweet, and then at the aerial image immediately below it. What do you think of this sort of urban design?
Alicia, Courtyard Urbanist@UrbanCourtyard

Flats that "live like a house," with a front facing the public street, and a back (a quiet side) that looks into courtyard. This is what single stair reform enables

@jennyrozelle The supply problem is what people want, are willing and are able to pay is WAY less than the market’s price to provide that service. People think it should be $20/$25 an hour and it’s probably $150 per hour and more if there is anything complicated.

That really leaves two options: #1 - Banks / Trust Companies #2 - Professionals Here’s the problem: there’s a growing gap between the number of people who need help and the number of institutions or professionals willing to take on the role.

@TS_Secrets HELOCs in my state (GA) have 3 day right of recission, which means they can't fund at closing and best case really can't be done until 30-40 days after closing. So if you can't fund at closing, most people don't have money laying around to buy the property.

I just found out about the HELOC hack to pay off your mortgage in 5 years. Why isn't everyone talking about this?!! $2,528 per month. $303,000 paid in 10 years. $340,000 still owed. That’s the math of a $400k mortgage at 6.5%. Most homeowners never run the numbers. They just follow the payment schedule. But mortgages are structured so: Early payments = mostly interest Later payments = mostly principal The bank collects interest first. This is why reducing principal early changes everything. Example: Mortgage balance → $400k HELOC available → $150k Send $150k to principal. Mortgage instantly becomes $250k. Your payment stays the same. But now the interest calculation is dramatically lower. Same payment. Completely different math.

I just took a thirty minute walk with my daughter. I was around eight when I started walking with my mom. I know she knew me so well because of it—walks are a perfect way to give your kid undivided attention & hear whatever they have to say. we’re going to try to do it everyday.
