@DanNeidle Even in supposed boom area Waltham Forest prices aren't keeping up. This place would have to have sold for about 860k to track with CPI

I think it’s under-appreciated how much property prices in central London have fallen.
If we take inflation into account - which we should - this is a 30% fall in value.

Out of 21,800 miles of road Wales only has 110 miles of actual motorway. Maybe that helps explain its lack of productivity and why it’s basically a 3rd world country.

When you want to praise the mentality after big games it's far to easy to blame mentality after these games even though that's not it
