After 11 years, our podcast needed a refresh. Here are 5 key changes that breathed new life into our show: 1: Cut the fluff We were ambling into episodes with a load of announcements and throat-clearing. Not great for hooking listeners. Our challenge: hit the main content within 60 seconds. Result? The last two episodes I checked clocked in at 58 seconds. It launches listeners into the show with real momentum. 2: Beef up the length Over time, some episodes had dipped to less than 15 minutes. As a podcast listener, I often skip short episodes: too short for a commute, too brief to promise real value. Our new rule: 20 minutes, minimum. It forces us to dig deeper and offer more substance. Adding length also comes from being more conversational. No more rattling off "5 things you need to know about [X]" lists – those belong elsewhere. Speaking of which… 3: Inject personality People love podcasts for that "hanging out with friends" vibe. So we ditched "presenter mode”: we’re not podcast hosts, we’re your friends having a chat while you listen in. Now we interject with silly comments, cut each other off, make noises of agreement… everything that happens in a normal conversation. Sometimes (OK, often) it doesn’t work and our producer has to rescue it in the edit – but when it works, the show comes alive. 4: Cut the ads We experimented with 30-second mid-roll ads for our services. The result? Crickets. No uptick in enquiries at all. So we axed them. Now we stick to casual, contextual mentions. Just as effective, way less intrusive. 5: Make the listener the hero "Community" might be a buzzword, but it matters. We now end each episode with a quick shout-out to a listener who's achieved something impressive. It reminds everyone they're part of something bigger. The impact? It's tough to measure in downloads, but as podcast junkies ourselves, we hear the difference. It's objectively a better show. More importantly? We're genuinely excited again. In podcasting, that enthusiasm is contagious – and it's a metric worth chasing.

@MyraButterworth Yes but that average property will be 2 bedrooms and that average will include central London. Average 2 bed in SW12 where I am is around £2.4k pm so that's for 2 people. Still quite expensive. But the equiv mortgage if you wanted to buy would be around £4k pm

Average advertised rent in London? A whopping £2,661 a month (says Rightmove), and there is typically a queue of 17 tenants wanting to view each property. How does this work when average London take home pay is £2,880 a month?

@BeadleBen Yes the bill is dead, but the leasehold bill did go through. The best thing the government/s can do is stop trying to make things better and let us get on with it! Uncertainty is killing the market too.

Well, it is clear now that the Renters Reform Bill won’t make the cut. So near but yet so far. Needless years of uncertainty and Govt dithering whilst Rome burns does a great disservice to the private rented sector, upon which so many renters rely. Hugely disappointing for renters and landlords.
