🏟️ Newcastle sell St James' Park... to themselves!
The 72-year lease on St James’ Park has been sold to a subsidiary company (PZ Holdings Ltd) under the control of the club’s owners - PIF and the Reuben brothers - for £172.1m and leased back to the club for what appears to be 50 years. The transaction has generated a profit of £129m and was valued at fair market rate by the Premier League.
Was this an accountancy ploy to beat PSR and avoid a points deduction?
Simon Capper, Chief Financial Officer:
"The motivation was very much to reorganise our property assets and get them into the correct legal boxes to allow us to go forward with our potential development, either at St James' Park or for a new stadium, and to facilitate that with financing and other similar items. There may be more similar transactions to come in the future, depending on what we end up doing.
But the profit calculation that had to be done is then a consequence of the detail of the accounting rules that the Premier League require us to follow in doing any transaction with a company that is associated with us. So it does create a very significant accounting profit because of that."
Does this give us a transfer war-chest.I hear you ask!
"Because of the consequence of the profit calculated on the sale, it gives us a significant amount of PSR headroom. The ability to deploy that PSR headroom is very limited because we have to comply with UEFA rules and because the PSR regime is coming to an end, so that profit does not roll forward into squad cost. In a very narrow window, yes (it gives us more scope to spend on players), but we are very constrained in how we can use that."
This is an accounting trick previously used by the likes of Chelsea. It has generated huge PSR headroom for the club, so why don't they use it? The problem is that PSR is changing to SCR, while UEFA's rules disallow such transactions, so going forward this does not really impact on the transfer/wages outlay.
Why have they done it, then? The club say it is common practice to set up such a company to act as a means of holding funds for infrastructural work, such as a St James' renovation or new stadium. What they will not comment on either way is whether it helped them comply with PSR this year.
When the club really should have sold St James' to themselves was in 2023/24, the season after which they were forced to sell Elliot Anderson and Yankuba Minteh to get by PSR.
So while this news may excite some, it does not release vast sums for summer investment and not doing it sooner cost us two brilliant young players!

We've a lot to get on with to get the good times back at Newcastle United and I've personally been critical of the leadership at Newcastle United for a while now. Here is my summer fix it list for Ross and David to get on with!
👨💼 Ross Wilson: The Footballing Fix-It List
Wilson’s reputation for high-volume recruitment is well known, but at Newcastle, he needs quality and quantity. The squad is currently a jigsaw puzzle with several missing pieces.
1. The "Isak Replacement" Saga: Following the fallout and departure of Alexander Isak, we have lacked a world-class focal point. Wilson must secure a marquee striker who fits the Eddie Howe high-intensity system.
2. Ruthless Squad Trimming: The squad is unbalanced and bloated with players who either can't stay fit or don't fit the level. Decisions on ageing stalwarts and the future of players like Joe Willock and Nick Pope (entering final contract years) must be made now.
3. Defensive Surgery: With Dan Burn and Fabian Schär both 33+, the backline needs an infusion of elite, young talent. We can't rely on "patchwork" solutions in a Champions League-standard league.
4. Gut the Medical Department: The relentless cycle of "repeat injuries" suggests a systemic failure in recovery protocols. Wilson needs to overhaul the sports science and medical staff to stop the training ground from becoming a permanent infirmary.
👨💼 David Hopkinson: The Commercial & Infrastructure Blueprint
David has talked about the "Rocket Ship," but a ship needs fuel. That fuel is revenue!
1. Land a "Blue-Chip" Training Ground/Shirt Partner: It’s been another 6 months of silence. We need a major naming rights or lead sponsor for the old and new training facility to inject the commercial revenue needed to navigate the new Squad Cost Ratio (SCR) rules replacing PSR. A training gear sponsor too.
2. The Stadium Decision: Stop the scenarios and "
modelling. By the end of this summer, fans need a definitive "Yes" or "No" surely on the redevelopment of St James’ Park versus a new 68,000-seater stadium. The uncertainty is stalling long-term commercial growth.
3. Global Sponsorship Expansion: Aside from the Sela and Adidas deals, the "global partners" have been thin on the ground. Hopkinson’s Real Madrid experience must yield actual, high-value global contracts for the training gear and sleeve sponsors and so on.
4. Digital Ecosystem Overhaul: As Hopkinson admitted, the club’s digital presence is currently "not world-class." To engage a global fanbase and drive retail, the club needs a 21st-century digital platform that isn't lagging behind its rivals.
👨💼🏟️🧑💼 The Shared Objective: Direct Communication
Finally, both men along with the owners must facilitate a bridge back to the fans. The "wall of silence" from the ownership since Amanda Staveley left is feeding a sense of frustration.
The Job: Arrange a transparent "State of the Union" address from the PIF or the executive board, like Yasir Al Rumayyan did back last in 2023. Without accountability, the ambitious "2030 Vision" will remain exactly that—a vision and fancy talk, rather than a reality!

Newcastle United obviously needs a huge transfer clear out in the summer
Bruno Guimaraes, Lewis Hall and Lewis Miley should be untouchable in our point of view
Don’t want to lose Tonali, Gordon or Livramento but also understand they will get huge offers with massive wages and would be harder to keep ahold of
Nick Pope, Kieran Trippier, Dan Burn, Fabian Schar, Joe Willock and Jacob Murphy can’t be starting for us next season. Need to be let go or become more rotational at the club
Club needs to bring several new signings in with good recruitment and planning behind it this time ✅

Eddie Howe retains the backing of the #NUFC hierarchy and rightly so. Delivered a trophy and 2 x Champions League campaigns. Many of their issues this season are at the door of the owners IMO. Isak saga should never have dragged on as long as it did.

With regards to Newcastle United Mick Lowes, the former Newcastle United commentator, has pretty much seen it all and seen the good, bad and indifferent managers come and go at St James' Park.
So after reading what Mick Lowes has been saying about Eddie Howe today, and I have to say, I’m in total agreement. For what it’s worth, the ice is now paper-thin. Like Mick says, while I personally feel sacking him right this second would be a mistake, the margin for error has vanished. This isn't about fatigue, FFP, or being a "nice guy"—it’s about points, our league position, and those "piss poor" performances we’ve been seeing. It is entirely down to you now, Eddie. You have 7 games left, a clear training schedule to work with the lads, and a fit squad. NO more excuses. The very best of luck! ⚽️🖤⚽️
