I’m not talking about lab tests, I’m talking about real-world performance. Fit is as fit does. I don’t score my sleep or track much of anything. I take zero regular supplements. I don’t own a sauna or cold plunge. That stuff is the tail, not the dog. TFC when you read about it sounds as if it's sort of a benign measure. but it plays into impairments of motor function and psychiatric illnesses associated with HD. Like their TMS scores, if this trends up for the entire group at year 4 its a strong sign its an active drug. $qure

I used to think the same way, but we are currently in the process of selling one of the first buildings we developed 8 years ago. It's the first asset we sell. With depreciation and carried-forward losses, there will be no tax impact, and we’ll be able to reinvest that capital into new projects with higher returns on investment.

As of last night, we’re officially under contract to sell another 100+ units. Going to be a really strong win for all involved. Why sell? Why not hold forever? Fair question. Our investors in this one received all their capital back in 2022, so yes, we could have conceivably held forever. Obviously no pressure from them to sell, and our debt is all long term, fixed, iron clad. I’ll show full details when it’s complete, but it’s all math. In this case, it makes sense to rotate these gains into a deal with fresh value to add. At this stage, we believe we’ve largely maximized the upside in the asset (over the medium term at least). Especially when you have outside investors, remember: You never go broke taking a gain. We let this one run for quite some time, but it’s time to move that capital - which has more than doubled - into something better. Buyer will secure a turnkey, cash-flowing asset for years to come. Win win.

My mortgage is 2500. Five years ago that was what we were paying to rent the 2br we moved from. Today that 2br rents for 3300+. In five years our mortgage will still be 2500 and it will be a blip on the radar. That 2br will likely rent for $4200.
