While inventory has increased after the holidays, luxury demand remains steady and notably more resilient than the broader Phoenix market. Pricing pressure persists in lower and mid-tier segments, but well-located, high-quality luxury homes continue to hold value. Much of this strength is driven by sophisticated buyers relocating from California and the Pacific Northwest, particularly Seattle, who arrive with high expectations around quality, transparency, and service. These buyers are accustomed to working with builders who deliver excellence, thoughtful design, and flawless execution. As a homebuilder in Paradise Valley, our outlook for 2026 shows new construction homes regularly achieving sale prices above $10 million. Lot acquisition costs have increased, with parcels now trading between $3.5 million and $5 million. As a result, price per square foot is expected to push beyond $2,000 by the end of 2026. (1/2)
