He got laid off from J.P. Morgan. And it might've been the best thing that ever happened to him. Remington Lyman was doing everything "right." Division I athlete, finance analyst at J.P. Morgan, playing the corporate game exactly how he was told to. Then his review came back: a 2% raise. Excellent work, they said. He did the math. It didn't even beat inflation. So instead of waiting for the next review cycle, he and his roommate stopped paying rent to a landlord and bought a duplex instead. $330,000. They did every bit of the renovation themselves. Three months later, they bought a fourplex the same way. Then came the deal that changed everything. 👀 An $80,000 four-unit in Columbus, Ohio. It needed a full eviction and $150,000 in renovations. Remington had $75,000 saved, borrowed $10,000 from his mom, and bought it in cash. He had $9,500 and a condemned duplex covered in feces. Matt Picaro grew up watching his parents' construction business swing between good months and bad ones. Money stress stuck with him. He had a steady NYC job and a 3-hour commute, but no savings and no idea how to break into one of the most expensive housing markets in the country. Then a local agent told him about a loan almost nobody understands: the FHA 203K. Here's what it did for him: → 3.5% down, same as a regular FHA loan → Renovation costs get rolled directly into the mortgage → Bought a $290K duplex needing $80-100K of work → Lender counted future rental income, bumping his pre-approval to $360K → Total out of pocket to close: $9,500 The rehab took 8 brutal months. When it was done, the property appraised at $500,000. $150,000 in equity. From $9,500. He rolled that equity into flipping, then two more 203K deals.
