Rubaga is so near town, how is it doing so badly from a price point?
Is it the too many churches that surround it?

Why is it that one of the most expensive place from a land sale side is doing badly from rental income?

Those who would want to invest in rentals. 1 Bed unit, Ntinda and Kiwatule make more money than Muyenga and Buziga funny, its the similar price for 2 Bed units. 2 & 3 Bed unit Muyenga and Buziga are leading the pack. Even with cost of construction (ex landing) is similar.

Arcade = space for rent. Whoever pays gets a shop.
Mall = Tenant mix, access, parking - all intentional.
