The Broll Research report is a must read. Price per unit in Lubowa is the similar to Naguru price but rental income is double in Nagulu vs Lubowa. Okay.

Rubaga is so near town, how is it doing so badly from a price point? Is it the too many churches that surround it? Is it the Ndeba and Kisenyi ghetto kind of vibe? Why is it that one of the most expensive place from a land sale side is doing badly from rental income?

Those who would want to invest in rentals. 1 Bed unit, Ntinda and Kiwatule make more money than Muyenga and Buziga funny, its the similar price for 2 Bed units. 2 & 3 Bed unit Muyenga and Buziga are leading the pack. Even with cost of construction (ex landing) is similar.

In Kampala, any building with 3 shops is a mall. Not every building with shops is a mall. Arcade = space for rent. Whoever pays gets a shop. Mall = Tenant mix, access, parking - all intentional. Think fine dining vs emmere yonna 😂 Full story here: lnkd.in/dueWBu6U

Thread: Is Real Estate Africa’s Hidden Trade Engine? 1/ For years, real estate in Africa was seen as just buildings, rent & occupancy. But as AfCFTA opens a $3.4T market, the game has changed. Real estate is now the platform on which Africa’s trade infrastructure must stand.
