In 2018, my flip was listed for $99,900 but it wasn't selling.
17 showings, 8 days on the market, no offers!
All the feedback was:
- bedrooms are too small
- there's only one bathroom
- there's no good dining room space
My decision was to take the property off the market and re-list it for $95,000.
The day before I took it off the market, I found a lady that just started a company where she staged houses for people.
It was $500 to do the whole house.
I thought 'Well, if I am willing to take a $5k hit on the price, why not take a $500 gamble.'
One week later the house was staged and listed again for the same price of $99,900.
Same house. Same price.
The only thing I added was the staging.
Over the first 2 days, we had 10 showings and 3 offers.
Ultimately it sold for $103,000.
6 years later, I still stage every single flip. It's the best money we can spend to speed up the sales cycle.
Staging your properties is the best money you will spend.
- Sell them faster
- Sell them for more $$$
- Make the buyer fall in love
- Minimize focus on imperfections
