Listing agents who say “No blind offers” after their listing has been sitting for a month+ are a joke. I get it more so in the first couple weeks. Plenty of rookie investors will overpay because they can’t accurately estimate their rehab costs off pics. But once it’s been sitting for a month or more? If I tie up your property with a 3–5 day due diligence period, the worst-case scenario is I terminate. …and you’re right back where you already are: with a listing that isn’t moving.
