Recording the Deed: After the closing, the title company ensures that the new deed (showing the transfer of ownership) is properly recorded with the county or local jurisdiction, making the sale a matter of public record.

Escrow Services: The title company holds the funds from the buyer (or lender) in escrow until all conditions of the sale are met. Once all requirements are fulfilled, they disburse the funds to the seller and any other parties that are owed money.
