Theres a new local narrative being tossed around in Massachusetts in a response to people leaving the state. That narrative is if people are leaving, where’s all the housing? Sounds plausible but it isn’t that simple. I just filmed in this but I’ll set the record straight here as well. When you look at the two biggest groups leaving Massachusetts, they are 26-35 (44%) and 55-65 (22.9%). The younger group almost perfectly overlaps with the state's first-time buyer age of 33-36, meaning that most of them were renters with probably a very small fringe piece of the pie that actually owned a home. You can provide as much anecdotal evidence you want on this, but the statistics challenge your position and I’m giving more weight to the math vs. your emotion. The 55-65 group (22.9%) is more interesting. Over 70% of Massachusetts residents in that age range own homes, so most of them have a property decision to make when they leave. In theory this means only about 16% of people leaving the state actually sold a home. But selling isn't automatic because of barriers and friction we have here: Capital gains exposure, the step-up in basis at death, and MA's estate tax all create the incentives to hold. The example I used in the video was something like this: If 100 people left Massachusetts, 23 of them would be in the 55-64 bracket. Of those 23, about 16 would be homeowners. So 16 out of 100 total people leaving would equal your 16%. Now you can also add some of the fringe people from the younger group and perhaps add another 2-4% to that number to let’s say 20% to overestimate a bit. So look at it this way, most people in the older category, as a temporary solution, sometimes opt to renting their place out while relocating to New Hampshire or Florida as the path of least resistance. There are of course other options and they are hold it, or pass it along to their children. If that's happening at scale, which it does here often, when we have a legislature that put up as many roadblocks as possible to actually keep your equity you earned, most people opt to not sell which results in inventory remaining frozen.

This is real. NOT satire. Maryland is debating putting tampons in the MEN'S bathrooms at the Baltimore Ravens and Orioles stadiums. Democrat Ken Kerr (who supports the initiative) argued the tampons need to be "adequately sized." Republican Kathy Szeliga fired back: "What does 'appropriately sized tampons' mean? Where exactly does a biological male put these tampons?" The question no one in the woke establishment wants to answer!
