Before I move forward on any deal, I analyze: • When leases expire • Who’s paying (and if they pay on time) • Market strength • And most importantly… the DSCR A bank offering 80% LTV with a strict DSCR can actually be MORE restrictive than a lower LTV with flexible terms. Before taking on debt, you should analyze: • Lease expiration timelines • Tenant payment history • Market stability • The property’s Debt Service Coverage Ratio (DSCR) A bank may offer 70% or even 80% financing, but that doesn’t always mean the deal is safe. If the property income cannot comfortably support the debt, you’re taking on unnecessary risk. The smartest investors understand that leverage is a tool, not a strategy. As Warren Buffett once warned: “Two things that will ruin you: liquor and leverage.” The long-term goal in real estate is simple: Own strong assets free and clear, while maintaining access to credit lines when opportunity appears.
