There's a new tool called Virality Predictor (by Higgsfield) that scores your video BEFORE you post it. Hook Score. Hold Rate. Viral Potential out of 100. Brain-response heatmap. The average attention span for short-form video is under 2 seconds. Stop guessing. Start testing.

The agents who win in 2026+ will sound like this: "I sell homes in Winter Park. That's it." "I only work with sellers." "I list waterfront properties in Sarasota. Nothing else." Sound risky? It's not. It's the most attractive thing you can do.

Things a Zillow photo can't tell you: — The smell in the carpet — The roof that's six months from a claim — The neighbor with three pit bulls and no fence — The HOA that overreacts to everything Things a local agent can tell you: All of it. In 4 minutes.

3 types of agents who will dominate 2026: → The one who treats their database like a business (not a contact list) → The one who can explain their value in 30 seconds without flinching → The one who stopped chasing leads and started attracting them Notice none of them involve buying more leads.

Agents spend more time picking a headshot filter than writing their bio. Your bio is a 24/7 salesperson. It either converts profile visitors into followers or it doesn't. Most agent bios: "Passionate about helping families find their dream home" + a sunset emoji. That's not a bio. That's a screen saver.

The housing doomers have been wrong every single year since 2020. 2020: "Prices will crash." They rose 19%. 2021: "It's a bubble." Prices rose 18%. 2022: "Rates will kill demand." Prices held. 2023: "Recession incoming." Never came. 2024: "Inventory will flood." It didn't. 2025: "This is the year." It wasn't.

Everyone who says "Realtors are overpaid" has never: → Talked a seller off the ledge at 11pm → Negotiated $30K off a repair list → Held a deal together when the lender ghosted 3 days before closing → Spent 6 months with a buyer who then bought from a relative The people screaming loudest about commission have never earned one.

The average Realtor spends $12,000/year on leads they never convert. That's a luxury vacation. A used car. A semester of community college. And they'll do it again next year because it feels like working. Spending money isn't a strategy. Converting the people already in your phone is.

Realtors who refuse to take overpriced listings aren't lazy. They're protecting you from yourself. Every week on market costs you negotiating power. Every price reduction signals desperation. Every "why isn't it selling?" conversation is one they predicted. The agent who told you the truth and lost the listing? They were the right agent. You hired the one who told you what you wanted to hear.

I wrote a book nobody thought would sell. Then I wrote a second edition because the first one sold so well it ended up in a university curriculum. The people who told me "nobody reads real estate books" now ask me to speak at their events. Build the thing. Let the doubters become the audience.

Things that are NOT a comp: A house that sold 8 months ago A house 3 miles away in a different school district A house your neighbor "heard went for..." Zillow's Zestimate What you paid in 2019 Things that ARE a fair comp: Same size. Same area. Same condition. Closed in 90 days or less.

Two very simple things that @beehiiv does better than @kit 1. When you go to insert an image, it is the top choice on beehiiv where as with Kit, you have to scroll way down 2. When you click a link while previewing your email on beehiiv it opens the link on Kit it opens a message and then you click again to see the link These are little details but they matter a lot when you are deep in the email newsletter game
