@ComTweaks @ShaziGoalie Also not good for buyers buying an overpriced home in this market or any market for that matter. I’ve heard many stories of this happening over the years when buyers are forced to come up with more $ to the closing table or face a lawsuit for not closing.

@R2Stonks @ShaziGoalie Are we saying the buyer is forced to buy it at a specific price? I bought a resale condo, so I don't really understand how these things work...

@ComTweaks @ShaziGoalie It might not fit the financial plan of the buyer if the value drops as the gap must be filled by the buyer not the builder/seller.

@DouglasRPage @lilyraynyc Have we factored in the time it would take to find these instructions and follow them in the first place? It's also about simplicity. Asking a question in English, walking away, then coming back to find it done has real value.

@lilyraynyc Excel already has a function to do this that would be easier and faster than taking the time to navigate to your chat window, typing in your request and uploading your files. Just use Power Query in Excel to Load & Combine. Job done. Could also copy all files to a single file.

If we thought the carbon tax actually did something, we would likely not be so against it. There is ZERO proof this has had one iota of an effect on the climate. Zero proof. Zero. Like not one provable piece of evidence to support this tax.

@diana_murphy613 @patrizbay While Japan's carbon tax rate has helped to reduce its carbon emissions by 0.5% compared to 1990 levels in 2020; other developed economies with higher carbon taxes have reduced carbon emissions by a similar or greater amount in a shorter time frame.

Statisticians worked out that the rulers of medieval Europe executed 1% of men in every generation (i.e. the worst and most unruly) for hundreds of years. Liberals hate to acknowledge this, but it's how we ended up with high-functioning societies: ruthless removal from the gene pool of people who behave like this. It's something to think on as you consider how we might extricate ourselves out of our current civilisational morass.

@MarkMcGrathCFP Have something to look forward to while you chill. Even when the stock price goes down, we must have some benefit from holding the stock to help us "chill" and not panic sell. And that something is...?

@benjaminfelix @clark_acton Employers pay the market rate for labor. They have no choice. It's not as if employers are looking at the productivity of employees with a cost benefit analysis when determining wages. No employee is looking at contribution matching and reducing the wages for employees.

@clark_acton Self-employed people pay the same as regular employees. It's just more explicit. Employers take CPP contributions into account when they set wages, so employees pay both sides of CPP through lower wages.

CPP is one of the best investments available to Canadians. -It is the best inflation hedged asset most Canadians can buy. -It hedges longevity risk. -It spreads investment risk across a massive base of pensioners. Anyone who tells you it is a scam / bad investment is wrong.

@investmattallen And we're expected to believe that the average CEO can profitably re-invest earnings at a higher IRR than the supposedly greatest investor of all time? Stop wasting the cash and pay a damn dividend.

@LandlordRev To be fair, I have a pretty healthy stock portfolio as well. But I'm just greedy. I have to tell myself that the value of a house isn't just a financial one. It also brings stability and permanence, beyond the financial return.

@JulianKlymochko @wmthomson22 Does this graph show net buybacks (minus RSUs, Warrants, etc?) If not, I'd expect that very large % of the money spent on buybacks are not returned to the shareholder, but used as exec compensation.

There are hundreds of "dividend guy" social media accounts However, there are very few "buyback guy" accounts, which is nonsensical, given buybacks represent about twice the shareholder returns of dividends Not to mention that buybacks are far more tax-efficient than dividends

@ace_greenberg @nasmadotali It's a business, and businesses must follow laws. This is like complaining that restaurants have to abide by hygiene laws because the kitchen is the restaurant's property and hygiene laws are an "abortion of property rights". Don't start a business if you can't follow the laws.

If you’re selling a tenanted house/condo and the buyer says they will live in the house & need the tenant evicted: Don’t just take their word for it, ask them to provide an affidavit stating they or their family will be living in the property for 12 consecutive months. Because if the buyer ends up renting out the place after possession, the tenant will come after you the landlord who evicted them, not the buyer.
