@2024dion There’s literally a new building under construction right across the street from where you took this picture but that would go against your narrative, also the new buildings off the river. This is just a misinformed take, and it’s probably from comparing Detroit to Austin.

Spent some time walking around downtown Detroit this afternoon. Most of the 2010s projects that were ongoing when I left in 2022 are complete (Hudson’s Site, Book Tower, a few smaller buildings) but it doesn’t seem that there’s much that’s new, which is a crazy contrast to my first time here in 2019 whew every block seemed to have something going on.
The UM building and the convention center hotel are the only new construction going up, it seems, and all the buildings that were vacant when I left are still vacant. My old office tower, the Michigan Building, looks like it might be totally empty now too. Retail vacancies are about the same, maybe slightly down at best. The qline hasn’t upgraded its ROW and the cars are already aging fast.
It’s a bit of whiplash for me after spending last week in Austin where the 2020s have had explosive physical growth downtown & everything was both new and packed.
I don’t know if the pandemic just crushed office occupancy and made downtown less desirable to live in, or if the low hanging fruit has been plucked and now Gilbert has pulled back, or what, but the vibrancy and promise of the 2010s seems to have slacked off.

@2024dion Kinda weird, this pic had to be taken during off hours in order to prove a point that isn’t 100% true. Saturday was pretty busy down there and it typically is. There’s tons of new restaurants and bars that weren’t there in the 2010’s. Greektown is currently under construction.

“It’s beautiful” is not an argument. Everywhere is beautiful, it’s the freaking earth. I’ve lived in each time zone, up-and-down the latitudes. Michigan is not unique in its beauty, beauty is quite literally everywhere if you are looking. What it comes down to is the weather. The weather is shit 10 months out of the year, that is why no one moves to Michigan. The pattern is quite obvious across all of the northern states. The cold sucks, and with the advent of this thing called A/C, the brutally hot summers in the southern states are manageable. It’s about the weather, not the landscape.

Why is Michigan such an unattractive place to move? It's one of the most beautiful states, has one massive metro area and 2-3 booming smaller metros, a diversified economy, extremely affordable housing, a top tier flagship university, etc

Here's a map of the % of people born in their state of residence. Highest in the Midwest and Louisiana, and lowest in the West (with Nevada at the bottom) and Florida.

@JupiterKunt @2024dion When people think Michigan they think Detroit. Detroit is such a small portion of Michigan. Here on the west side of the state, unless you talk sports, we have almost no reason to talk about it. Grand Rapids > Detroit by a large margin

@2024dion The numbers are skewed for Michigan after decades of Detroit emptying out.
Detroit alone lost over 1 million residents in the Boomer lifetime. So the numbers are heavily skewed due to that.
Detroit stopped losing people, but hasn’t had a major increase in population since.

@chukwudebo @muheediva01 @Armani4vibes Yeah I’m in tech, no degree, no prob there are entry level companies that build your technical background without needing a degree. Comcast and Att are 2. Also a degree in tech is super scary right now. All the tech teams are building Ai models that will eventually replace them.

@Hail2thevictor2 @bcarr1977 @napsdotcom It sounds like you’re speaking to high earner migration. This also destabilizes areas which happened to cities north of 8 mile. Those people moved further north to Hall Rd. They centralize wealth for a generation then move further out once the “undesirables” can afford it.

I’m not speaking in a singular sense but as a system. Again UofM has tons of info on this subject.

Their way of life is changed. It’s natural, I’m pointing out how it changes for black law abiding citizens. When white people move in, prices go up.
