@GeorgeFoster72 It’s just supply and demand. Some areas just have too much retail. Local governments wanted to capture sales tax for their muni, so they gave incentives for builders to build in their area. When everyone does it, you get a lot of shitty malls.

Will Eli Stowers be a FT player in the NFL OR Are we looking at another TE that has his route share capped like Dalton Kincaid? I'm hopeful for Stowers but the question is real. I don't have that worry with Kenyon Sadiq and that's what makes Sadiq my TE1 of this class. Does Stowers have a higher ceiling as a receiving weapon? Yep, but if he's only playing 50-65% of the routes weekly it will cap his ceiling and lower his floor.

@SimpleCRE Respectfully: trying to educate the seller on the reasonableness of their asking price, especially when a broker is involved, has been fruitless for me in 10 years. There’s always a bigger idiot is the #1 exit strategy.

Sometimes a lowball offer is appropriate in real estate, but there are wrong and right ways to deliver it. The wrong way is just to present the terms and price with some vague note of "this is the number that works for us." This is lazy (and the most common delivery). The right way is to educate the seller on WHY your number is the only practical path. Show the seller (with ACTUAL math including your lending terms and underwriting) how their asking price just doesn't make sense for any reasonable buyer, because the terms you are working with are the same other buyers will have. Make it clear to them that, if they actually want to sell the property, it will be at your price today or to someone else at the same price after another year of carrying costs. Be firm, bring good data and be respectful, and you'll be surprised at what deals can be won.

There was a narrative coming into the season that he needed to be fired, and every time they got beat bad it was confirmation of that. But teams get beat. His 7-10 record this year was his worst in four years. Made the playoffs twice. It's not a crazy talented roster.

Pretty absurd everyone wants to say Mike McDaniel is a great OC hire but is not a HC because he's not a leader of men or whatever despite his undermanned roster playing pretty damn hard weekly in a lost season. Transparent judging a book by its cover, not actual evidence.
