Quick deal story: We recently closed on a 192-unit apartment building in Brooklyn Park, MN. The seller had owned the property for 40 years and was looking for a clean exit. The unique part of this deal represents how this industry has changed. The buyer and I connected on X back in June 2025. At the time, he wasn’t looking at Minnesota. He was active in other markets with no real reason to be focused on the Twin Cities. But we stayed in touch. On January 18th, 2026, I sent him this deal and mentioned we’d likely be taking it to market within a week. He was in Michigan inspecting another 152-unit acquisition. January 19th, he told me he was interested. January 20th, with meetings already lined up in Indianapolis the next day, he drove 18 hours round trip to see the property in person. LOI was signed that same day. That timeline is not normal for a deal this size. Most buyers take weeks. He moved in days and was extremely decisive. When the sellers asked where I found the buyer, I told them “Twitter.” They laughed a little and said, “Whatever it takes.” At the end of the day, we got exactly what the sellers wanted: a clean deal with a real closer. Still kind of crazy to say this started from a social media connection. A conversation on X in June turned into a closed 192-unit transaction in May. Not every connection leads to a deal. Most don’t. But this one did, and at the very least, it makes for a good story.

@natehoodstp Submarket dependent. Many leasing but with heavy concessions. There are a few with no concessions and crushing it.

Twin Cities Class B suburban occupancy is sitting above 95% in the first-ring. Urban Minneapolis Class A is grinding to fill units. Same metro, two different rent stories.
